1) Budget & Financing

We all dream of the perfect home with all the desired features. However, when it comes to income, savings, and financial limits, our dreams and reality don't always align. The first step in your home buying journey should be to determine a realistic budget based on your income or savings.


2) Whether There’s an Agent Involved

If you found the property through a real estate agent, remember that agencies are legally entitled to request a 2% + VAT commission from both the buyer and the seller. If the commission fee is too high, it may stretch your budget and force you to cut back on other expenses.


3) Construction Deeds: Easement, Title Deed & Occupancy Permit

Although often confused, these three terms are quite different:

  • Construction Easement (Kat İrtifakı): A document issued by the Land Registry Office that proves rights over a building under construction.

  • Occupancy Permit (İskan Ruhsatı): Obtained from the municipality once the project is completed.

  • Title Deed (Kat Mülkiyeti): Issued after the occupancy permit is granted, indicating full ownership of the finished unit.

Ensure that the property has proper legal documentation.


4) Earthquake Risk

Unfortunately, many regions in Turkey are located on earthquake fault lines, making seismic safety a critical issue. The construction company should be reliable, and all materials used must comply with regulations. Even if the building is new, properties with occupancy permits should be prioritized.


5) Never Buy Without Seeing the Property

One of the most important aspects of purchasing real estate is seeing the home with your own eyes. If possible, arrange to view the property in person and examine all the details carefully. If the property is still under construction, make sure you are fully informed about the project plans. Remember, photos can be misleading.


6) Things to Check When Buying a New Property – Project License & Developer Research

If you are interested in residential projects built by a real estate company, it’s important to research the developer beforehand.
Check the company’s portfolio, investigate whether they have completed previous projects on time, and verify if they delivered the homes with occupancy permits as promised. Doing this can save you both time and money.


7) Asking Price vs. Market Value

If the asking price of a home seems much higher than its market value, you should verify whether the price is reasonable. Compare similar homes in the same location with the same square meters and number of rooms.
Don’t forget to consider the reputation and quality of the construction company as a factor in the price as well.
